Where we work

Two ZIP areas and two borders

Woodland Hills is a neighborhood of the City of Los Angeles, not a city of its own. These four pieces cover it.

The 91364 ZIP area

About 95% of its land lies inside the neighborhood; a postwar house district with a median build year of 1967.

The 91367 ZIP area

Also about 95% inside the neighborhood, and about 41% of its units sit in buildings of 50 or more.

The Calabasas line

The neighborhood borders the City of Calabasas and the small City of Hidden Hills.

Santa Monica Mountains

Unincorporated County land takes in most of the 91364 area that falls outside the neighborhood.

Our approach

Postwar houses, hot garages

Woodland Hills is older than the Conejo Valley towns next door, and hotter. Census estimates put about half of the homes in the 91364 ZIP area in the 1950s and 1960s, so many garages there are on their second or third door, and the openings, headers and framing date from the original build. The Pierce College weather station has topped 115 F, and a large part of the 91364 hillside is mapped Very High fire hazard on LA County's CAL FIRE-based layer. So we size springs to the door as it is now, check that an older opener can legally run a new door, and fit the seals to the 1/8 inch gap rule.

  • Original openings measured
  • Springs sized to the door
  • Openers checked for backup
  • Seals fitted to the gap rule
  • Townhome and condo doors too
  • Written price first

Through the year

What each season brings in the valley

Summer

95 F afternoons

The Pierce College station averages 95.4 F on August afternoons, so we book long jobs early in the day.

Fall

Santa Ana season

October through February, strongest below passes and canyons. Worth checking track fasteners after a hard gust.

Winter

The rainy months

January averages 3.78 inches of rain at the station; a bottom seal that no longer meets the slab lets it in.

Spring

Before fire season

The quiet months to replace a worn seal before the next Santa Ana run.

Local questions

Yes, in both the 91364 and 91367 ZIP areas.
No. It is a neighborhood of the City of Los Angeles, on the border with Calabasas and Hidden Hills.
It depends on the side. In the 91364 area the median year built is 1967 and about half of all homes date from the 1950s and 1960s; in 91367 the median is 1975 and many homes are in large buildings.
Partly. About 56% of the 91364 area's land is mapped Very High on LA County's CAL FIRE-based layer; the 91367 side is almost entirely outside it.
Yes. CAL FIRE's historic map shows two fires named for Woodland Hills, in 1943 and 1944, and the 1944 perimeter covers about a quarter of today's 91364 area. Most homes there went up after them, but the hillside is still mapped for fire hazard, which is why the seals around the door matter.

Booking

Yes. About 41% of the units in the 91367 area are in buildings of 50 or more, and their doors get the same work.

No. The price is the same on both sides of the county line.
Only with battery backup and a pass on the 2-inch reversal test; California bars connecting a replacement door otherwise.
