The tune-up

A maintenance visit that finds things early

Most spring breaks and cable failures give a warning first: a little rust, a coil that rubs, a cable starting to fray, a door that drifts. A tune-up is the visit where somebody looks. We test, adjust, lubricate where the maker says to, replace what is worn if you approve it, and leave you a note of what we found.

  • Balance and reversal tested
  • Springs, cables, drums inspected
  • Rollers and hinges checked
  • Lubrication per the maker
  • Seals checked edge to edge
  • Written notes left behind

What happens

Inside a tune-up visit

1

Book

Pick a time. Tell us about any noise, sticking or gaps you've noticed.

2

Test

Balance, reversal and photo-eye tests first, so we know where the door stands.

3

Adjust

Hardware tightened, rollers and hinges checked, lubrication where the maker calls for it, seals inspected.

4

Fire country

Why do seals matter more in the Conejo Valley?

Because this is a valley that burns in the autumn wind. CAL FIRE's perimeter records show the 1970 Clampitt fire, the 1980 Hill Canyon fire and the 1982 Dayton Canyon fire all reaching land that is now part of Thousand Oaks, and in November 2018 the Hill and Woolsey fires started the same afternoon, the Woolsey burning 96,949 acres. Embers ride the wind ahead of a fire and find gaps. A worn bottom seal, a warped side stop or a door that no longer meets the header leaves exactly that kind of gap. A tune-up is when it gets measured and closed.

Repairs

When a check fails in Thousand Oaks

If a tune-up turns up a worn spring, cable or opener, these are the repairs that follow.

01

Tune-ups

Balance, reversal and photo-eye tests; a look at springs, cables, drums and bottom brackets; rollers and hinges; lubrication where the maker calls for it; and the bottom and perimeter seals.
Only where the door or opener maker calls for it. Skipped lubrication shortens spring life, but more is not better.
Usually dry or worn rollers, loose hinges, or a chain drive. Nylon rollers with sealed bearings run quieter.
Often more than on a new one. DASMA lists rust, a spring wound with the wrong number of turns, and extra weight from paint or added trim among the things that shorten spring life, and an older door has had decades to collect all three. A visit catches them, along with a frayed cable or a dry bearing, before something lets go with the door half open.
A cable threaded through an extension spring so a broken spring can't fly across the garage.
02

Seals and fire areas

Yes. Where California's wildfire building rules apply, the gaps around the door are capped at 1/8 inch to keep embers out.
It can, if it is weatherstripping tested for the purpose. The other two routes are door overlap onto the jambs and header, or metal flashing on them.
Possibly; about 70% of the city's land is. CAL FIRE's hazard map, carried on the City of Thousand Oaks GIS, shows the zones street by street.
Just clear the floor under the door.
Yes, plus Westlake Village, Oak Park, Newbury Park and the rest of Thousand Oaks.
