Where we work

The city and what surrounds it

City limits, ZIP lines and County land do not match here, so these are the four places we mean.

The city

About 14 square miles and 9,431 homes; the median build year is 1984.

ZIP 91302 beyond the limits

The ZIP area runs past city limits and holds 10,165 homes.

Hidden Hills

A separate small city next door: 738 homes, every one of them detached.

Santa Monica Mountains Coastal Zone

An unincorporated County planning area beside the city.

Younger homes than most of the valley

It is the youngest of the three Los Angeles County cities we cover. Census estimates put the median home at 1984, with the 1980s the biggest decade at 33.6% and more than a quarter of homes built in 1990 or later.

Younger doors still wear. A 1990s opener is almost certainly older than California's 2019 battery-backup rule, and that becomes a problem the day the door itself is replaced.

Fire record

How much of the city is high fire hazard?

Nearly all of it: about 99.8% of the city's land is in the Very High class on LA County's CAL FIRE-based layer.

  • 1970 Wright fireIts perimeter covers about 36% of today's city.
  • 1980 Las Virgenes fireAbout 21%.
  • 1982 Dayton Canyon fireAbout 39%.
  • 1996 Calabasas fireAbout 29%.
  • For your garageWhere the state's wildfire rules apply, the door's perimeter gap is capped at 1/8 inch.

Our approach

Seals as seriously as springs

Nearly every garage here sits in fire country, so the seal gets as much attention as the spring. With about 99.8% of the city's land mapped Very High and fire perimeters from 1970, 1980, 1982 and 1996 laid across it, we treat the bottom, side and top seals as part of every visit rather than an extra. The rest follows the housing: mostly 1980s and 1990s homes, which means second-generation springs, openers that predate the battery-backup rule, and some original doors near the end of their working life. Prices are written down before anything starts, and the reversal test closes every visit.

  • Seals checked every visit
  • Springs sized to the door
  • Openers checked for backup
  • Original doors assessed honestly
  • Written price first
  • Reversal test every visit

Local questions

Yes, across the city and in the 91302 ZIP area around it.
No. Hidden Hills is its own small city next door.
Close to it: about 99.8% of the city's land, on LA County's layer built from CAL FIRE zones.
Census estimates put the median home at 1984, the youngest of the three LA County cities we cover.
Where the state's wildfire rules apply, the gap at the bottom, sides and top of the door is capped at 1/8 inch, so yes, the seals matter.

Booking

Only if it has battery backup and passes the 2-inch reversal test. Openers from that era were sold long before backup became mandatory.
Yes, along with Agoura Hills and the County land nearby.
No. The same pricing applies across the whole area.
Mostly the seals. We check every edge of the door against the 1/8 inch limit, then the usual balance, reversal, spring and cable checks.
Call or send the form. Tell us what the door is doing and, if you can, how old the opener is.
