The City's own map labels these areas in and around Newbury Park. Two of them sit outside city limits, in unincorporated Ventura County.
Inside city limits on the City's map, in the ZIP area where about a third of homes date from 1990 to 2009.
Another City-labeled area on the west side, inside Thousand Oaks limits.
Unincorporated, about 848 homes, roughly 94% of them from the 1960s and nearly all detached.
Unincorporated, to the northwest. The 2018 Hill Fire started at Hill Canyon Road and Santa Rosa Road.
Census estimates count 15,636 housing units in the 91320 ZIP area, which takes in most of Newbury Park. The 1970s is the biggest decade at 28.4%, but a second wave followed: about a third of homes went up between 1990 and 2009, the newest stock of any Thousand Oaks ZIP area.
That split shows on the job. A 1970s house may be on its third set of springs; a 2000s house may still run its original opener, built before California's 2019 battery-backup rule.

Newbury Park garages split into two eras, and we treat them differently. In the older tracts, including Casa Conejo, where about 94% of homes date from the 1960s, we expect worn springs, extension springs without containment cables, and openers older than the 1993 photo-eye rule. In the 1990s and 2000s neighborhoods such as Dos Vientos the doors are younger, but the openers often predate California's 2019 battery-backup law, which matters the day you replace the door. Either way the visit starts the same way: the balance checked by hand, a written price, and the 2-inch reversal test before we leave the garage.
